Aqar Network is one of the platforms affiliated with Logical Goals Establishment. It is a real estate platform holding a FAL license for brokerage and marketing (license number 1200019151) and an Ejar platform membership license (number 89297929). The establishment offers diverse services in residential and non-residential property management and leasing, in addition to real estate brokerage services and property management activities.
1-1. I acknowledge that I have read and agreed to the Terms and Conditions for Rental Property Search Service. I understand that these terms specifically apply to the property search service for rental purposes only, and submitting the request constitutes explicit consent to abide by them.
2-1. The client is obligated to pay an earnest search fee of 750 Saudi Riyals. This fee is due after Aqar Network reviews and accepts the request (based on the reasonableness of the budget, duration, and request requirements) and before commencing search and field matching operations.
2-2. The earnest fee is a fixed portion of the total commission due upon completion of the rental process and will be fully deducted from it.
2-3. If the request is accepted but Aqar Network is unable to provide matching offers within the specified search period, the full earnest fee (750 Riyals) will be refunded to the client according to the refund policy.
3-1. The search is conducted according to the specifications defined by the client in the search request form, which are divided into:
Basic Specifications (representing 75% of the matching ratio): These include property type, city, district, annual budget, number of rooms, number of living areas, number of bathrooms, floor, property condition (new/used), furnishing status, housing type (families/individuals), and rent payment method.
Additional Specifications (representing 25% of the matching ratio): These include special preferences such as elevator availability, parking, kitchen, air conditioning, and other requirements noted in the dedicated field.
3-2. A property offer is considered valid and compliant with service guidelines if its matching ratio reaches 75% or more of the total specifications.
3-3. Aqar Network applies a price range with an increase or decrease of up to 25% from the client’s specified budget, based on available offers and average market prices in the district and city, with the price difference clarified to the client.
3-4. Aqar Network endeavors to provide the client with at least two property offers that meet the service guidelines (with a matching ratio of 75% or more) within the search period, whenever available in the market.
3-5. The specified search period of 60 days begins from the date of confirmed request acceptance and payment of the earnest search fee.
3-6. The client will be provided with a PDF file for each proposed property, including details, available photos, matching ratio, and key points of agreement and difference, prior to the field viewing.
4-1. Before proceeding to a field viewing of any nominated property, a formal real estate brokerage contract will be issued via the General Real Estate Authority platform.
4-2. The total commission due to Aqar Network upon completion of the rental process is 2.5% of the annual rent value for the first year only, with a minimum of 1,500 Saudi Riyals.
4-3. The earnest search fee paid in advance (750 Riyals) will be fully deducted from the total commission due.
4-4. The client is obligated to pay the remaining balance of the commission upon signing the lease agreement, within a period not exceeding 7 days from the signing date.
5-1. Full Refund: The earnest search fee (750 Riyals) will be fully refunded to the client in the following two cases:
5-1-1. If the specified 60-day search period ends without any property offer reaching a matching ratio of 75% or more being provided.
5-1-2. If Aqar Network is unable to accept or commence the request for any reason related to the unavailability of suitable offers in the market.
5-2. No Refund: The earnest search fee is non-refundable and is due in exchange for search and field matching efforts in the following cases:
5-2-1. Submission of one or more property offers with a matching ratio of 75% or more according to service guidelines, followed by the client’s unwillingness to proceed with viewing or rental procedures.
5-2-2. Client’s lack of response or failure to provide the team with necessary viewing data within 7 days from the date of submitting the matching offer.
5-2-3. The client canceling the search request after the request has been accepted and field search operations have commenced.
